Nationally, housing inventory remains tight, with the National Association of Realtors reporting 1.55 million existing homes for sale in May 2026, equal to 4.5 months of inventory. Against this backdrop, the National Buyers Agents Association has presented its directory to help buyers reach listings that never appear on public search sites.
The directory lists exclusive buyer's agents, meaning these agents and their offices represent only buyers and never take on seller listings. This structure removes the conflict of interest that can arise when the same agent or brokerage represents both sides of a transaction. An association representative notes that fewer than 80 offices nationwide still operate under this strict exclusive-buyer model, down from several hundred a decade ago, making the directory one of the more direct ways to locate one.
Beyond listing access, agents in the directory provide negotiation support, including help crafting competitive offers and securing favorable terms, and guidance based on local market trends, pricing patterns, and neighborhood-level data. Support extends from an initial consultation through closing, covering property searches, paperwork, and coordination with other professionals involved in a transaction.
Agents in the directory are rated and reviewed by consumers and association staff before being included, and each belongs to a professional association that maintains standards of practice and a code of ethics. According to the association's spokesperson, NBAA has operated for more than 25 years, and its manager, Kathleen Chiras, has overseen state and national real estate associations for 28 years.
Buyers do not pay a fee to use the directory or to request a list of agents. Buyer's agent commissions are typically paid out of the proceeds of the home sale at closing, per standard industry practice, rather than billed directly to the buyer.
