-- In a downtown Dallas market where developable land is increasingly scarce, Wildcat Management President Tanya Ragan is drawing investor attention to 1823 Cadiz Street, a 0.67-acre site she calls one of the largest remaining undeveloped parcels in the city's Commercial Business District.

"Sites this size, in this location, with no height cap, don't come up often in downtown Dallas," Ragan said. "Nearly half a city block with a 20:1 floor-area ratio gives a developer room to build at real scale, right in the middle of the corridor driving the city's growth."

The site sits across from the historic Dallas Farmers Market, near Harwood and Marilla streets, blocks from Dallas City Hall and roughly five blocks from the Kay Bailey Hutchison Convention Center, where a $3.7 billion expansion is underway. It also borders the Newpark District, a 20-acre master plan adjacent to City Hall bringing 1,500 residential units and a four-star hotel, and sits near Hunt Realty's $5 billion Reunion redevelopment and the new Goldman Sachs regional campus.

Zoned PD for hotel, multifamily, office and retail use, the property carries architect-designed concepts from Merriman Anderson Architects showing its range, from a nine-story, 250-unit multifamily building with ground-floor retail to a 200-key boutique hotel to a 24-story high-rise with panoramic downtown views.

"This is a blank canvas in a part of downtown that isn't blank anymore," Ragan said. "Every major project going up around this site, the convention center expansion, Newpark, Reunion, Goldman Sachs, is telling the same story: this corridor is where Dallas is investing next."

The site also sits in a federally designated Opportunity Zone, giving qualifying investors an added tax incentive.

Dallas-Fort Worth is now home to 24 Fortune 500 headquarters and added more than 132,000 jobs over the past year, a 3.3% annual increase, while the Farmers Market neighborhood surrounding the site has become one of downtown's fastest-growing residential pockets with more than 4,500 residents.

"Downtown Dallas is being rebuilt in real time, and this site is positioned at the center of it," Ragan said. "Whoever develops this parcel isn't betting on future growth. They're building into growth that's already underway."
